The proposed project involves the conversion of an existing groundfloor storage room into a one-bedroom unit in an existing, two-story (with a mezzanine level), two-unit building at 2815 South Ocean Front Walk. The proposed conversion of the storage area into habitable area will change the groundfloor level to a story; the existing structure will be reclassified as a three-story residential building with a mezzanine level, though no additional height will be added. The existing 4,509 sf duplex is maintained on a 2,520 sf lot; with a width of 28 feet and a depth of 90 feet. A total of six parking spaces are currently provided onsite: four are within an attached covered garage and two spaces are partially covered.
