Document Description
The proposed project consists of constructing of a 771,839 sf warehouse distribution center on approximately 35.59 acres located on the east side of CA Street, the south side of Almond Avenue and the north side of Lugonia Avenue in the EV/SD District East Valley Corridor Specific Plan. Parking for the building will include 154 automobile parking stalls and 274 trailer parking stalls. The maximum building height is proposed to be forty four feet. The East Valley Corridor Specific Plan encompasses a number of planned development envelopes which groups blocks of properties together in order to establish the minimum area that must be master planned as a single unit. Any development application filed within a development envelope must address the development of all property within the entire development envelope through the preparation of a Concept Plan or Planned Development application. As the proposed warehouse/distribution center will encompass the entire planned development envelope a Planned Development application is required in lieu of a Concept Plan, requiring City Council approval. Additionally, because the project site is comprised of five separate but continuous lots, the proposed project will be required to consolidate the lots into a single site, through a reversion to acreage to accommodate the project through Parcel Map No. 19496.
