Document Description
The proposed project is a change of use for an existing 4,100 sf commercial retail-manufacturing building to a mixed-use commercial office and restaurant. With the change of use, the building will be reduced in size from 4,100 sf to 3,593 sf in order to accommodate nine additional parking spaces; two standards, and six compact in a tandem configuration and one handicap stall. The alley adjacent tandem parking stalls and part of the handicap stall will also double as a 400 sf loading zone. The west side of the building will house the commercial office use (2,145 sf), while the east side will house the restaurant use (1,448 sf). The restaurant portion contains approximately 427 sf of service area, of which 177 sf is outdoor patio dining (91 sf front patio, 86 sf courtyard patio). The restaurant is expected to seat 62 total patrons (12 front patios, 10 courtyards, 40 inside). The restaurant use is proposed to have the following hours: Sunday through Thursday, 7:30 a.m. to 12 a.m., Friday and Saturday, 7:30 a.m. to 1 a.m.. The office use is proposed to have the following hours: 7:30 a.m. to 5:30 p.m. daily.
