Vesting Tentative Tract Map No. 71770 to permit the construction of a 19 new single-family homes in accordance with the Small Lot Ordinance No. 176,354 on a 0.65 net s.f. site in the R3-1 Zone with 43 parking spaces. A Zone Variance to allow zero open space in lieu of the 3,325 s.f. of open space required; a Zoning Administrator's Adjustment to allow a reduced front yard of 8 feet in lieu of the required 15-foot required; a reduced 5-foot northerly side yard in lieu of the 6-foot required; a reduced 11-foot rear yard in lieu of the 15-foot required; and a 2-inch building separation in lieu of the 12-foot required. These adjustments are requested to permit construction prior to the recordation of the final map. Haul Route approval is being requested to export 4,800 cubic yards of earth material. The existing building on-site will be demolished.
