Document Description
Minor Subdivision of a ~6.85 acre parcel into two parcels. The project involves the division of a ~6.85 acre parcel into two parcels of ~5.6 acres (Parcel 1) and ~1.24-acres (Parcel 2). The Smith River runs through the middle of the parcel. Two driveways exist from Hwy 199. The applicant proposes that each of the parcels would utilize Hwy 199 for primary access. Additionally, the proposed boundaries of Parcel 1 cross the river and would have secondary access from Forest Service Road 17N49. The portions of the parcel on the east side of the river are designated VSC and C-2 while portions of the parcel on the west side of the river are designated TBR and R1A. Due to the C-2 Zoning on the east side of the parcel future development will be subject to the list of uses permitted and development standards of the C-2 Zoning Ordinance.
