Document Description
The proposed project consists of a Lot Line Adjustment, Tentative Parcel Map and a Lot Width Variance. The Lot Line Adjustment would transfer a portion of land from the Flannery parcel to the Neff parcel. The portion of the Flannery parcel to be transferred is currently encumbered by an exclusive easement held by Neff. The Lot Line Adjustment would transfer the land underlying the easement to the current easement holder (Neff), thereby removing the easement from the Flannery parcel. After approval of the Lot Line Adjustment, the newly adjusted Flannery parcel would be the subject of a Tentative Parcel Map to split the parcel into two new lots. A Lot Width Variance would be processed concurrently with the Tentative Parcel Map in order to allow the creation of one new lot that does not meet the minimum parcel width requirement of the 3-E-1 zone district.
