Document Description
The proposed project consists of the following: 1. Use Permit to allow greater than 25% office space (100% of that portion of the building located at 3650-A and 3650-B 51st Avenue) in the M-1 zone. Note: The applicant has indicated that office uses have existed in that portion of the building since at least 1975. 2. a) Variance from the required 50 foot front yard setback in Section 325-02(a). The existing building is located 27 feet from 51st Avenue. b) Variance from the required 5 foot wide planter adjacent to the right of way (Sections 325-03(a)). The property does not contain any street frontage landscaping along 51st Avenue. A 3-foot wide planter is located on Franklin Boulevard. 3. A Special Review of Parking to allow 1.6 spaces for every 1,000 square feet instead of 4.5 for every 1,000 square feet as required by Sacramento County Zoning Section 330-22. 4. A Special Review of Parking to allow deviations from planters, and landscaping of spaces as described in Sacramento County Zoning Code Sections 330-94(c, d).
