Document Description
The applicant is proposing to subdivide a 22.96 acre property into 46 single-family residential lots. Forty-two of the residential lots will have a minimum of 10,000 square feet. The four residential lots located adjacent to Browns Valley Road will have a minimum size of one acre. All residential lots will be oriented towards interior streets and no homes will utilize Browns Valley Road for direct access. A 2.97 acre open space parcel traverses the center of the property, creating a passive recreation area. A small detention basin is being proposed at the northern portion of the open space parcel, adjacent to McMurtry Lane. Access to the site is provided by two entry points McMurtry Lane.
