A Special Permit to reduce the Dean Creek 100' Streamside Management Area (SMA) setback to 65' to accommodate past fill and vegetation removal and a future principally permitted commercial use. The 4+/- acre parcel was previously owned by Caltrans and used as a fill storage site. In an effort to prepare the site for future development, the current owner cleared minor vegetation (primarily native poison oak and exotic invasive scotch broom) within the 100' setback.
