Document Description
The proposed project includes two Tentative Tract Map proposals: LOM 513 and LOM 508. LOM 513 involves the development of 216 residential units, consisting of 15 eight-unit apartment buildings and 48 duplexes (96 duplex units). The project includes a request for a General Plan Amendment from this designation of Light Industrial to Medium Density Residential on this portion of the site. Approximately 4.1 acres of LOM 513, abutting Central Avenue, are proposed for a community park. LOM 508 involves the development of 150 single-family residential units on 39.43 acres of land. LOM 508 is zoned as 7-R-1 (Low Density Residential, 7,000 square foot minimum lot size). The portion of the project proposed on LOM 508 would be consistent with the current General Plan land use designation of Low Density Residential. Zoning designation changes are proposed from PM (Planned Manufacturing) to R-2, PD (Medium Density Residential, Planned Development) on LOM 513 and from 7-R-1 (Low Density Residential, 7,000 square-foot minimum lot size) to R-1, PD (Low Density Residential, Planned Development) on LOM 508.
