The project site is in a high-density urban area within the proposed Transbay Redevelopment Study Area, with the Transbay Terminal immediately to the north. Existing uses on the site consist of a mix of office, retail, and commercial in buildings that are mostly three-to four-stories. The project site is entirely within the C-3-0 (Downtown Office) zoning district with a maximum floor area ratio (FAR) of 9:1.
Document Description
The proposed project would demolish all of the existing structures and would construct a 31-story office building with a total of 557,000 square feet of office space, and 8,000 square feet of retail space devoted primarily to food services, business services, and other neighborhood-serving incidental and support uses. About 150 underground parking spaces would be provided. The project would provide open space, consisting of a plaza adjacent to the building, totaling approximately 11,000 square feet. The plaza would include landscaping and seating areas. The plaza would also serve as a pedestrian connection between Minna and Mission Streets.
